Terms of Service

These Terms of Service ("Terms") govern your access to and use of the Holiday Homes platform operated from Sweden. Please read them carefully — by signing up or using the platform, you agree to these Terms in full.

1. Who we are

Holiday Homes (the "Platform", "we", "us") is operated under Swedish law. Our administrative contact address is admin@holidayhomes.top.

2. What we do

Holiday Homes connects three categories of users:

• Companies — registered businesses listing one or more holiday rentals.
• Private hosts — individuals listing a single holiday rental.
• Travellers — guests browsing and booking listed rentals.

We are an intermediary. We do not own, operate, manage or control the listed properties. Each rental contract is between the host and the traveller; Holiday Homes is not a party to that contract.

3. Account registration

You must be at least 18 years old and able to enter into a binding contract under your country's law. You agree to provide accurate information and to keep your credentials confidential. You are responsible for all activity under your account.

4. Subscriptions and payments (hosts)

Hosts pay a recurring subscription to list their property. Pricing is shown on our Pricing page. All amounts are stated exclusive of VAT. Swedish residents and EU consumers are charged 25% Swedish VAT at checkout. EU businesses with a valid VIES-verified VAT number qualify for 0% reverse charge.

Subscriptions renew automatically. You may cancel at any time from your dashboard, with effect at the end of the current billing period. We do not refund partial periods unless required by law.

Payments are processed by Stripe. By subscribing, you also accept Stripe's terms and privacy notice.

5. Bookings (travellers)

Bookings are made directly with hosts through the Platform. Confirmed bookings create a binding rental agreement between traveller and host on the dates and terms shown at the time of booking.

Cancellation and refund policies are set individually by each host and are disclosed on the property page before booking. Holiday Homes is an intermediary and does not issue refunds on behalf of hosts. Please review the host's refund policy carefully before confirming a booking.

House rules (check-in/check-out times, cleaning, pets, smoking, etc.) are also determined by the host and shown on the property page.

6. Host responsibilities

• You must have legal authority to rent out the listed property.
• Listings, photos, descriptions and pricing must be accurate and not misleading.
• You must comply with all local laws (registration, taxation, safety, fire codes, etc.).
• You must respond to guest inquiries within a reasonable time and honour confirmed bookings.
• You must hold appropriate insurance for the property and guests.

7. Prohibited use

You may not use the Platform to:

• List a property you do not have authority to rent.
• Discriminate against any person based on protected characteristics under EU law.
• Solicit guests to transact off-platform to avoid fees.
• Impersonate any person or entity, or provide false information during verification.
• Disrupt the Platform or attempt to access data not intended for you.

8. Identity verification

We may require hosts to submit identification documents and a selfie for manual review. Documents are encrypted at rest and visible only to our authorised reviewers. We retain verification records as long as the account is active and for up to 36 months thereafter for legal and accounting purposes.

9. Liability

To the extent permitted by Swedish law, Holiday Homes provides the Platform "as is" and makes no warranties about specific outcomes. We are not liable for any acts or omissions of hosts or travellers, for property damage, personal injury, theft, or losses caused by inaccurate listings. Our aggregate liability to you in any 12-month period is limited to the total fees you paid us in that period.

Nothing in these Terms excludes liability for death or personal injury caused by our negligence, fraud, or any liability that cannot be excluded under mandatory law.

10. Termination

Either party may terminate at any time. We may suspend or terminate accounts that violate these Terms, with or without notice depending on severity. On termination, listings are deactivated and future bookings cancelled.

11. Changes to these Terms

We may revise these Terms occasionally. Material changes will be communicated by email or in-app notice at least 30 days in advance. Continued use after the effective date constitutes acceptance.

12. Governing law & disputes

These Terms are governed by Swedish law. Disputes are subject to the exclusive jurisdiction of the courts of Sweden, except where mandatory consumer protection law of your country of residence provides otherwise.
